As of today, February 20, 2009 there are only 61 homes on the market. We typically have approximately 90 homes on the market at this time. Less supply creates a greater demand for your home hopefully reducing time on the market and increasing your sales price. In January 2008 Canton had 112 homes on the market for sale. In January 2009 – 113.
In January 2008 3 homes were under contract. In January 2009- 10.
In January 2008 homes were on the market an average of 69 days. In January 2009 -80
In January 2008 8 properties sold. In January 2009 -6.

For 2008 it took an average of 99 days on the market to sell a home in Canton. The winner was September with an average of 75 days while January took the longest with an average of 164 days on the market.
How does that compare to 2007? In 2007 it took an average of 73 days to sell a home in Canton. December of 2007 was the winner with an average of 28 days on the market while August was the slow month at an average 111 days.
How do you like that? With all the dismal Real Estate news, I’m pleased to inform you that the town of Canton in December 2007 had a 20.6 month supply of inventory and as of December 2008 Canton has a 10.7 month supply of single family homes, condominiums, and planned unit developments. That is a 9.9% reduction.
